What really makes us excited as a company is when we can help someone out of a tough situation. Seeing their pain go away as a result of our efforts is truly what makes it all worth it.
Recently we helped a seller named Parker by purchasing his house for cash BUT there was so much more to it. Parker had purchased this house several years back with the intention of rehabbing it back to it’s former glory. The house is located in Fountain Square and was actually the home to one of the founding members of Indianapolis. It was not a historic home officially but the home sure had a lot of history.
Unfortunately, Parker was not able to fix up the house as he had expected. After spending almost $20,000 on repairs, he had to pause his project. This happens all the time to people who want to flip a house but the problem here was that shortly after he stopped rehabbing the property, squatters and vagrants moved into the property. Despite his best efforts to remove them, the squatters kept returning week after week. This was very draining for Parker. He had to call the police every few days and eventually it became such a hassle that he stopped even trying to get them to leave.
This is when Parker received a postcard from us saying that we were interested in purchasing his home. Initially, he just wanted some information on how our process works. It’s actually a very simple 5 step process: 1) understand your needs and create a solution 2) sign a simple purchase agreement 3) inspect the property 4) get funding approved 5) pay the seller. He was excited at how easy the process seemed but, he still wanted to try and continue his rehab project.
This is when things took a turn for the worst. The squatters set a fire in the property that almost ruined the structural integrity of the house. This was a wake up call to Parker that he couldn’t wait any longer to unload this burden. We were able to present him a fair offer for his property which he accepted. We were able to get him paid 14 days later.
